Housing construction projects in Jalisco have risen dramatically.

From January to April of this year, housing developers registered 6,059 building initiatives in the state, 52 percent more than the 3,995 in the same period of 2023, according to the Single Housing Registry (RUV).

“Affordable” housing accounted for a large part of this growth, since the registration of those went from 1,373 homes in January-April 2023, to 3,304 in the same period this year, an increase of 141 percent.

According to the National Housing Information and Indicators System, “affordable” houses are those with an average construction area of ​​40 square meters, with a bathroom, a kitchen, and a multipurpose area. Their price, calculated in UMAs, it should not be greater than 118 units, that is, less than 389,462 pesos (about $22,909 USD).

Although the classification of housing in the RUV covers other low-cost segments, such as the one know as “popular,” subdivided into B1, B2 and B3, its maximum cost for production alone is up to 660,106 pesos.

By provision, these “popular” homes, of higher price than those considered “affordable” housing, but not considered as “average” housing, must have a bathroom, a kitchen, a living room, a dining area, and up to two bedrooms, with an average surface area of ​​50 square meters. and even a parking space.

“Popular” housing ranges in price between 422,467 and 660,106 pesos.

Of the housing built in 2023, 6 out of every 10 were horizontal, compared to the first months of 2024 where the figure was reversed: 6 out of 10 were vertical.

At the national level, housing developers registered 66,793 housing construction initiatives from January to April, 22 percent more than the 54,684 projects in the same period of 2023.
